# LINDE — Conceptual Cost Coverage Addendum

This note reconciles the current architectural space, workpoint and fixture schedule with the existing conceptual estimate. It supplements the original estimate basis and eight cost reports; those files are unchanged.

## Workpoints, chairs and data

R4B shows 35 workpoints and task-chair positions: 34 in S13 and one in S08. The estimate includes 34 new S13 task-chair allowances and 34 new Cat6A workstation drops for S13. For this concept, one S08 management task chair and its existing data connection are assumed retained and reused, subject to site verification. This supersedes the earlier estimate-basis note that the S08 task-chair count was unreported. The current allowance therefore remains 34 new task chairs plus one retained chair, and 34 new data drops plus one existing connection.

The S08 management desk remains included as new supply, along with the S13 EG desk, within the existing two-desk allowance. The two S08 visitor chairs are separate from its task chair. If the S08 task chair or data connection cannot be reused, one additional task chair and/or Cat6A drop requires a separately priced scope revision; neither is included in this estimate.

## Other seating and restroom fixtures

The 28 other seats reconcile to existing allowances: 14 meeting, eight training, two S08 visitor and four lounge seats. The eight restroom basins reconcile as six new basins plus two existing S04 basins retained and rehosted. The S06 kitchenette service sink remains separate. No added quantities or duplicate purchases are included.

## Area and cost

The architectural schedule totals 415.155 m² of conceptual area proxies; the estimate uses 415.157 m². The 0.002 m² variance is a displayed proxy-total difference; neither figure is a measured survey or certified takeoff. No new takeoff or cost adjustment is introduced.

The estimate remains at 69 assemblies and 146 resources. This reconciliation adds or removes no modeled quantity, assembly, resource, rate or cost item.

**Base estimate: USD 75,304.53.** Same-design sensitivity remains **USD 55,869.25–107,520.39**; it is a scenario range, not a probability interval. Both figures remain unchanged under the S08 chair and data-connection reuse assumption.

Refurbishment of retained timber furniture and frame trims remains excluded and unpriced. Confirm the retained chair and data connection in the field, along with design dimensions, serviceability and the estimate's existing exclusions, before procurement or contract commitment. This conceptual estimate is not an all-in contract budget.
